Who Needs Homeowners Insurance?
Homeowners insurance protects your home and personal belongings from financial losses due to theft or damage. In addition, it pays for injury to other people and their belongings while visiting you on your property. Most lenders require you to have homeowners insurance, but they are not the only ones who need insurance. Renters need insurance too. Your landlord may insure the building you live in, but the landlord’s insurance doesn't cover your personal belongings. Homeowners policies can vary among companies, so it’s important to read your policy carefully.
Coverages in a Homeowners Policy
Most homeowners insurance policies provide a package of coverages. The main types of coverage are described below. Keep in mind that you’re covered only if the loss is caused by a peril your policy covers. For example, if your home becomes unlivable due to an earthquake and your homeowners policy doesn't cover earthquakes, your policy won’t pay for loss of use of your home. Review your policy for the limits of your coverage.
Coverage A (Dwelling)
Pays for damage to your house and to structures attached to your house. This includes damage to fixtures, such as plumbing, electrical wiring, heating and permanently installed air-conditioning systems as well as materials and supplies for repair and construction of those structures if they are located on or next to the residence premises.

Coverage B (Other Structures)
Pays for damage to tool sheds, freestanding garages, guest cottages, and other structures that are separated from the dwelling by clear space.

Coverage C (Personal Property)
Covers loss of your personal property and is paid on an actual cash value basis. This coverage reimburses you for the value of your possessions, including furniture, electronics, appliances and clothing. It applies to your belonings even when they aren’t on your property, such as those at an off-site storage locker, with you on vacation, or with your child at college.

Coverage D (Loss of use)
This coverage provides financial security in the following two scenarios:
1) If a covered property loss makes the residence uninhabitable, the policy will cover additional living expenses related to maintaining your normal standard of living.
2) If a covered loss to your property makes a part of the residence uninhabitable that is rented to others or held for rental, the policy will cover the loss of a fair rental value, less any expenses that are not required while the premises is uninhabitable.

Covers damages that you becomes legally obligated to pay because of bodily injury or property damage that occurred while on your property.

Coverage F (Medical Payments to Others)
Pays all necessary medical expenses incurred by others within three years of an accident that causes bodily injury while on your property. Notice that there is no requirement under Coverage F that you be held legally liable for the injuries.

Additional Coverage
- Fallen tree – Tree must have damaged an insured structure, be blocking access to a driveway, or be blocking access to a ramp designed for a handicapped person. Limited to insured person’s trees only, and trees must have been felled by a windstorm, hail, or weight of ice/snow/sleet.
- Reasonable Repairs – Pays the reasonable costs incurred by the insured for repairs necessary to protect covered property from further loss after being damaged by a covered peril
- Trees, shrubs, and other plants – Covered perils are fire, lightning, explosion, riot, aircraft, vehicles not owned/operated by a resident, theft, and vandalism/malicious mischief.
- Fire Department Service Charge
- Property Removed/Being Moved – Covers property from any covered peril while being removed because of danger or being moved to a new residence.
- Credit/Debit Card, Forgery, and Counterfeit Money – Pays for the insured’s obligation to pay losses resulting from theft of cards, forgery of checks, or acceptance of counterfeit money up to policy limit.
